LETTING OF APARTMENTS:

The 1 bedroom apartments are generating 3,900 SEK a month unfurnished - After taking off the 'Service Charges', that's a minimum 10% net return PA

The management fee has been negotiated at 1 months rent P/A. You will be delighted to hear the current owner has agreed to swallow this initial cost.

 
SERVICE CHARGES:
The Service Charges are extremely conservative, they have been purposely made on the high side to give investors a healthy margin until the 1st year’s figures and costs have been checked.  There is thought to be a margin of around 20% which can only increase the already superb net return PA.
 
The Service Charges INCLUDE all of the following:
• Annual property tax
• Buildings and public liability Insurance
• Cleaning of all internal and external common parts, including snow clearing and gritting during winter months
• Heating and lighting of the common parts and if you do not occupy your apartment during the winter months it also includes heating within your apartment maintaining a safe minimum temperature. (please note: all radiators have an independant meter fitted, which registers electricity consumed for which you are liable over and above the minimum usage referred to).
• Constant hot water 24 hours daily
• Lift maintenance
• All common area costs for cleaning and painting of the facade, renovation of ceilings, pipes, drainage.  Exterior renovation and exterior electrical ventilation equipment plus all related vat.

All of the above outgoings are included in the annual service charges, pre-calculated and approved by owners and certified annually by an accountant.
 
You as an owner have the right to voice and determine your own affairs by democratic vote held at the annual general meeting of resident owners.

YOU PAY ONLY FOR ELECTRICITY YOU CONSUME
In addition: Each apartment has a centrally heated storage room in the basement and a separate secure caged area for your bicycles, skies etc.  There is also a secure cold cupboard for boxed or canned food products i.e. snacks of vegetables etc.  There is a common laundry room on the ground floor with a washing machine, spin dryer and ironing facilities.

Outside Amenities: For which there is a separate annual charge per family of approx £45.00 Entitles you to a special card giving access to a brand new swimming pool, a tennis court, a safe play area for children with a wonderful selection of swings and slides etc. The new owner will have to pay this fee for the tenants if they let out the apartment. There are also several barbeque areas for all the family to enjoy the use of and where you can mingle and meet with your neighbours.  Ample free car parking areas available for everyone.
